Paine/Wetzel announces Waukegan leases

Visual Pak signed a lease totaling 111,182 sq ft at 1817 Waukegan Road in Waukegan. The packaging solutions provider chose the location within the Amhurst Industrial Center because it is adjacent to its existing warehouse facility at 3505 Birchwood Drive. The 287,000-sq-ft property features 28-ft clear ceilings and ample loading dock capabilities. Visual Pak will use the expanded space as additional warehouse distribution space. Whit R. Heitman, principal and Samuel C. Badger, Jr., senior vice president of Paine/Wetzel · ONCOR International represented both the landlord, Prudential Insurance Co., and the tenant.

Weiman Products, a floor and furniture polish manufacturer and distributor, has relocated to 64,148 sq ft at Amhurst Industrial Center IV from its former location at 3737 Hawthorne Court in Waukegan. The 187,500-sq-ft factory and warehouse building is located at the intersection of Route 41 and Amhurst Parkway. The building offers access to I-94 as well as frontage to Waukegan Road. The lease includes 1,600 sq ft of office space, five exterior loading docks, 28-ft clear ceilings, ESFR sprinklers, and parking. This facility will be used as additional warehouse space to their 108,000-sq-ft headquarters building in Gurnee. Heitman, Badger, Jr., and Chris J. Schubel, associate, represented both the landlord, Prudential Insurance Co., and the tenant.

Specialty furniture manufacturer Luxor signed a lease for 23,230 sq ft at 3725 Hawthorne Court in Waukegan. Luxor chose space within the 96,529-sq-ft building due to its proximity to its other location at 2245 Delany Road and will use the space as additional warehouse space. The building also features 26-ft clear ceilings and ample loading dock capabilities. Jason S. Weinhaus, associate, represented Luxor. Ryan Bain of CB Richard Ellis represented landlord CenterPoint Properties.

U-Line Corp. has also renewed its lease for 167,719 sq ft at 3540-3630 Burwood Drive in Waukegan. The packaging company has occupied this space within the Amhurst Lake Business Park since 1998. Heitman represented both the landlord, Prudential Insurance Co., and the tenant.
